Project Name: Strategic Multimodal Logistics, Warehouse, and Industrial Complex in the first buffer zone of Anaklia Port.

1. Legal Status and Transaction Structure
The legal structure for the transfer of ownership and rights is designed to minimize bureaucratic costs and ensure maximum investor security:
• 4.5 hectares — in full, legally clean private ownership. All documents are ready for immediate signing of the purchase agreement in the registry.
• 1.0 hectare — in the final stage of state registration.
The total transaction implies a direct, legally clean, and fast transfer of rights to the buyer. Payment for this 1 hectare is made by the investor immediately after signing the transfer documents.
Total Land Volume: 5.5 hectares (55,000 sq. m), fully prepared for consolidated commercial development.
2. Ideal Transport Logistics and Multimodal Potential
This location occupies a unique geographical position with no analogues in the Anaklia region. The surrounding infrastructure makes it an ideal place for distributing any cargo flow:
• direct connection to the seaport (7 km): the site is located just 7 kilometers from the cargo basin under construction and the deep-water platforms of Anaklia Port.
• the internal road network completely surrounds the site and directly connects it to the port territory, ensuring the shortest cargo delivery distance from the pier to the warehouse.
• direct highway access (2 km without detours): the distance to the central international highway is exactly 2 kilometers via an absolutely straight road. Trucks do not need detours, turns, or transit through residential areas — the road goes in a strictly straight line to the main junction.
• two-way concrete entrance for heavy machinery: independent, durable roads with a solid concrete surface lead to the facility. This completely eliminates the risk of road erosion during the rainy season and allows Eurotrucks (TIR) to move 24/7.
Currently, a railway platform is under construction beyond the boundaries of the territory. This turns the location into a powerful multimodal hub: the investor can receive and ship cargo simultaneously via three routes — sea, road, and rail.
Internal Turning Radius: internal roads and the territory configuration are designed according to port standards. Road width and free zones allow long freight trucks to maneuver, turn, and park without obstructing traffic.
3. Large-Scale Engineering Preparation and Completed Works
The investor does not need to allocate a massive budget for site preparation. Costly land and engineering works have already been completed on-site:
