The residential, retail and entertainment complex Mardi City Center is a multifunctional project by Mardi Holding, distinguished by expressive architecture and rational planning. The concept is based on functionality, structural reliability and long-term durability. The project is situated within an established urban area with convenient access to shops, services, restaurants, public transport and other everyday amenities. Its location also provides convenient access to the central areas of Batumi.
Mardi City Center is located at 33 Alexander Pushkin Street in Batumi. The Black Sea coast is approximately 600 metres away. Shops, service businesses, restaurants and other everyday amenities operate in the surrounding area. The central districts of the resort can be reached quickly from the complex.
The surrounding urban development varies in height. Low-rise buildings stand alongside taller structures, so the city skyline changes from one street to another. A major road with regular bus services runs approximately 260 metres from Mardi City Center. It provides access to different districts of Batumi, with routes available depending on the required direction.
Natural attractions and popular tourist destinations are also located nearby. Some apartments offer panoramic views of Batumi and the surrounding mountains.
The building of the former bus station can be reached on foot in around twenty minutes. Another important transport hub is Batumi International Airport, which is approximately a fifteen-minute drive away under normal traffic conditions.
The nearest public transport stop is located 120 metres from the complex. Minibuses No. 441 and No. 442 and bus No. 7a operate from this stop. Services run at intervals of approximately 10–15 minutes.
The Metro passenger terminal is located three kilometres away and is used for intercity travel. The Batumi Central transport hub is approximately five kilometres from the complex. It includes a bus station and a railway platform, providing onward travel by both bus and train.
The structural framework of Mardi City Center is built using a monolithic reinforced concrete system. The design takes the regional climate into account, including wind loads and temperature fluctuations. The load-bearing structure is engineered for high strength and long-term operation. B25-grade concrete is used for the main structural elements, while reinforcement is carried out using A500-grade steel bars. The architectural design and internal arrangement of the buildings were developed in accordance with the functional and structural requirements of the project.
Mardi City Center consists of three 20-storey buildings arranged in a compact composition above a shared lower volume. The buildings have similar proportions but differ in the projection and depth of their façade planes. The upper levels are stepped, while slender rectangular framing elements rise above the roofline in several places.
The façades are dominated by vertical bands in dark brown and graphite tones. These are intersected by light-coloured framing elements running along the corners, selected floors and upper sections of the towers. Rows of windows and open balconies are positioned between the vertical elements, while the horizontal articulation is more pronounced on the side façades.
The lower floors are unified by a glazed base. Its dark surfaces contrast with the more fragmented architectural pattern of the upper levels. A rounded glazed section is visible at the corner, while the street-facing façade is divided by closely spaced vertical mullions.
Façade lighting is switched on in the evening. Warm light lines follow the pale framing elements, vertical sections and outline of the base, while selected glazed areas are illuminated from within.
The window openings are fitted with profiles and energy-efficient double-glazed units. Their specifications are designed to reduce heat loss and limit the impact of seasonal temperature changes inside the apartments. The large glazed areas increase the amount of natural light entering the rooms and influence the perception of their proportions. On the façades, the enlarged window openings form a prominent element of the architectural design.
The building entrance is adapted for people with reduced mobility and is designed to provide unobstructed access to the interior. Engineering systems include water supply, electricity and gas. The buildings are connected to cable television, internet and telephone networks. Fire safety equipment includes systems for detecting potential hazards and responding to emergency situations.
Durable, wear-resistant materials are selected for the lobby finishes, taking into account intensive daily use and the need to retain their original appearance over time. Common areas follow a consistent design language. The interiors feature clean forms, expressive textures and a restrained amount of decorative detailing without excessive visual ornamentation.
According to the project, the internal courtyard of Mardi City Center is arranged around the lower levels of the three buildings and connected to the shopping gallery and pedestrian passages. Hard paving is the main surface treatment in the open areas, while trees and shrubs are planted along the walkways. Planting is distributed around the façades and along the edges of the open areas. The project also includes bicycle paths and a children's playground.
The lower floors contain commercial premises and a three-storey shopping and entertainment centre. On the street side, these levels feature extensive glazing, revealing the retail and public areas behind the glass façades. The internal infrastructure is planned to include shops, restaurants and cafés, a pharmacy, beauty salons, SPA services, office premises and service businesses. Tables and seating areas are provided beside the façades, while the upper level of the commercial section includes a rooftop terrace.
An underground car park with 60 parking spaces is being built for vehicles, with additional parking spaces provided in the courtyard. Surface parking is located close to pedestrian routes, landscaped areas and access points to the lower floors. Vehicle access routes run alongside pedestrian circulation areas.
The internal courtyard is intended as a recreational area for residents. Seating and relaxation areas are positioned next to landscaped sections and the lower levels of Mardi City Center.
The common areas are managed by a professional property management service. The developer states that the project includes a security system, while centralised video surveillance covers the relevant entrances and common-use areas.
Mardi City Center includes 400 apartments of varying sizes and room configurations. The minimum floor area is 21 m², corresponding to a one-room apartment. Two- and three-room apartments reach up to 134 m². Units of different sizes and configurations are available for sale.
One of the available handover conditions is Black Frame. By the time the apartment is handed over, the main structural works have been completed: the windows and entrance door are installed, while load-bearing walls and internal partitions are in place. Engineering networks and decorative finishes are not included at this stage. Further renovation work is carried out independently by the owner. Turnkey apartments are delivered fully finished and ready for use. The exact scope of finishing, furniture and equipment depends on the selected apartment and the applicable specifications.
After handover, the owner will need to install the electrical network, water supply and sewerage pipes, fit the heating system and prepare surfaces for final finishing. Plumbing fixtures, power sockets and lighting fixtures are installed at a separate stage. Flooring and other interior elements are selected and installed by the owner during the subsequent renovation process.
Before finishing work begins, the owner can determine the arrangement of functional zones and choose the required materials. The quality of the renovation can be monitored at every stage, from surface preparation to equipment installation and final finishing.
Turnkey apartments are also available for sale. These units are handed over fully ready for use. The exact package depends on the specific apartment: the scope of finishing, furniture availability and list of equipment are determined by the specification of the selected unit.
Ceiling heights reach three metres. The increased floor-to-ceiling height changes the proportions of the rooms, making them feel more open and brighter.
Apartments can be purchased with a cash payment or through an instalment plan. For the latter option, the initial payment starts from 30% of the property value.
