Cinema City — Tbilisi, Georgia
Cultural heritage and modern architecture in a single project
Cinema City by NEXT is a flagship project by NEXT development company, restoring the legendary 1930s Georgian film studio pavilion and transforming it into a modern multifunctional center. The project launches the new Heritage Series, dedicated to preserving cultural monuments and adapting them to contemporary urban life.
The historical building, designed by architect Mikhail Buzogly, was the first professional pavilion for Georgian cinema and remained a hub of Tbilisi's cultural life for decades. As part of the project, NEXT will carefully restore the pavilion's historical appearance while infusing it with new functions.
Architecture and Concept
The project combines historical restoration with progressive design. The lower part of the building will retain the character of the original pavilion, while the upper section will feature a modern style with panoramic windows, a bronze aluminum facade, and breathtaking 360-degree city views.
Inside the historical cinema atrium, a glass roof and lush greenery will create vibrant spaces for retail, dining, and social interaction. Glass commercial blocks with terraces will rise on both sides, providing multifunctional zones for various purposes.
Infrastructure and Amenities
The project integrates cultural, commercial, and residential functions:
• film museum and screening spaces, gastronomic gallery, and public areas
• restaurants, cafes, and retail spaces in the restored atrium with terraces and corridors
• residences with a minimalist lobby, spa area with a pool, and panoramic views of Tbilisi
• rooftop observation deck with 360-degree city views
Investment Appeal
Cinema City is more than just a monument restoration; it is the creation of a new landmark in one of Tbilisi's most prestigious districts. Its central location on David Agmashenebeli Avenue, cultural significance, and unique architectural concept make the project a compelling investment opportunity. NEXT has already launched exclusive pre-sales at special prices for early buyers.
Situated on David Agmashenebeli Avenue — Tbilisi's historical cultural hub since the 19th century — the project ensures a constant flow of visitors and high potential for property value appreciation.
This is not just a residence; it is an opportunity to become part of the revival of Tbilisi's cultural heritage and live in a space where history meets the future.
