Planning foundations and objectives:
The aim of the project is to develop a hotel plan in accordance with modern planning principles and "Building Safety Rules". The current land plot was developed according to the Development Regulation Plan (DRP) approved by Government Decree No. 33 (land plot No. 11.163).
Location description:
The project land plot (2500 sq. m) is located in the village of Gudauri, Kazbegi municipality, cadastral code 74.06.11.163. The territory is situated on the southern slope of the Caucasus Mountains on complex terrain, bordered by a road to the south.
Project description:
According to the project, the hotel consists of blocks A–B. The buildings are south-oriented on a complex relief, which resulted in a terraced arrangement. Under Block A, there is a two-story garage for 44 cars and an outdoor parking area for 5 cars. Blocks A and B contain a total of 39 hotel units along with a restaurant and storage facilities. The building is designed in a modern style with a flat roof; the facade of Block B is decorated with wooden panels. Block A features a cold-weather concrete monolith with aged metal finishes.
Main structural system description:
The building construction is a structural frame based on a reinforced concrete raft foundation, consisting of reinforced concrete support columns, beams, floor slabs, and roof slabs. The staircase structure is made of reinforced concrete.
Legal framework used in planning:
Government of Georgia Decree No. 41 and technical regulation "Building Safety Rules" were applied in the planning of the residential building and the project land plot.
