Lump-sum payment
When paying the total cost of the apartment at once to the developer, an additional discount may be provided, regardless of the buyer’s citizenship. Depending on the project, the discount usually varies from 3 to 10 %. There are some exceptions where the developer may offer an even larger discount.
Internal interest-free installment plan
This scheme involves making a down payment and dividing the remainder of the cost into the number of months of internal interest-free installments, provided by the developer.
Most often, the terms of this type of lending coincide with the terms of construction and are completed after the building is commissioned. But there are also examples when the period of interest-free installments lasts longer.
The size of the down payment is determined solely by the developer and varies from 0% to 40% of the total cost of the apartment. Keep in mind that projects for which a down payment is not required, are less common.
Important: when opting for an internal interest-free installment plan, a down payment may not be needed for residents of Georgia, whereas for non-residents this could be mandatory. Georgia residents may also have access to more flexible payment terms at some real estate development companies.
Mortgage
Each developer has a selected list of banks with which it cooperates. Well-known companies with a good reputation that have been on the real estate market for a long time, have a much larger selection of banks that a buyer can choose from.
To obtain a mortgage, clients need to open an account with a bank, and in case of payment from abroad, transfer money to this account.
Listed on the London stock exchange, TBC bank is one of the main players in Georgia’s banking industry. TBC bank has a varied portfolio of investment, insurance, leasing, and credit products. TBC bank offers mortgages up to 180 months and with annual interest rates starting at about 6.6%.

The most important branches of the bank are education, the environment, and relevant social issues. Bank of Georgia offers a wide range of mortgages when buying an apartment or villa.
