Several types of finishes can be distinguished in the real estate market of Georgia. Available options range from apartments with minimal finishes to houses with furniture and appliances, ready to move in. The most common options:

The developer offers green frame finishing, what is that?
The options included in this type of frame are often completely identical to white frame finish. The difference consists of only a few points, which must be checked with the developer. Please note that Green frame finish does not represent a completed renovation.
Black frame
This includes a rough finish i.e. the apartment has the necessary minimum of renovation when the apartment is commissioned. Included in most cases are:
  • Double-glazed windows and entrance doors
  • Contours of the apartment
  • Communications connected (electricity, water, possibly gas)
  • Radiators when central heating is available
  • Walls are installed
  • Floor and ceiling are not processed
Important: with black frame finish of the apartment, there may not be interior walls at all, this is a so-called custom (or free) layout, when the owner can independently choose the design of the rooms.

White frame
Often referred to as pre-finished, white frame includes a much larger list of works than the previously discussed Black frame finish. Included in most cases are:
  • Internal partitions have already been erected
  • Floor screed, plaster, or rough finishing of walls (or plasterboard finishing of blocks) have been applied
  • Electrical points and low-current electrics are wired
  • Wiring of wet points, sewerage and heating points connected
  • Walls are installed
  • Gas is installed, as well as double-glazed windows and door
Important: the installation of engineering communications (for example, electrical wiring) is not discussed with the buyer, i.e. the socket or switch for the light will be installed in accordance with the standards of the developer.

Complete renovation
With this finish, the apartment is handed over to the buyer with fully completed finishing works. The interior design can be discussed with the sales department. The client has the opportunity to choose from several finishing options and can choose the most suitable. Some developers have a showroom where the client can see what the apartment will look like upon completion.
Together with the interior finishing, the client can discuss with the developer whether the apartment will be equipped with household appliances and furniture. Most often, the additional costs for full renovation are paid additionally per 1 m2.
Important: the cost of the renovation of apartments in residential complexes ranges from $150 to $400 per 1 m2, depending on what is included and the quality of the building materials. In apart-hotels, the price ranges from $400 to $500 per 1 m2, including furniture and appliances.

Completion date
Most developers delay the commissioning dates and the preliminary sales and purchase agreements indicate not the period stated in the sales department, but 6-18 months later for reinsurance.
However, developers who care a great deal about their reputation, plan their projects thoroughly to avoid falling behind on the completion date. Some developers even include delay penalties in their preliminary sales contracts.
