Location
In Georgia, most homes and apartments are sold in the Black Sea resort city of Batumi and the capital Tbilisi. Other parts of Georgia that are in demand include the mountain resort villages of Gudauri and Bakuriani as well as relatively small towns such as Kutaisi and Rustavi.
Tbilisi
Tbilisi is by far the most populous and diverse city in Georgia. The capital offers a wide range of new and unfinished projects in various price categories. Choose apartment buildings closer to the center or villas and townhouses on the outskirts of the capital.

The Old Tbilisi district is a historical area with famous sights such as sulfur baths, ancient church monasteries, and a modern glass bridge with original architecture. Developed infrastructure includes leisure areas, cafes, restaurants, shops and malls.
The Vake district is an eclectic combination of antiquity and modern culture. Here you can find the first state university, which is the most popular educational institution. Also here is one of the largest recreation areas in Tbilisi - Vake Park.
Saburtalo is considered part of modern Tbilisi, a new city with modern shops and buildings where historical-cultural attractions are absent. In general, this is a very attractive area for investors.
Batumi
Located on the east coast of the Black Sea, Batumi is the capital of Adjara, an autonomous region in Georgia. The subtropical climate and the stunning seashore are the main reasons for the yearly increase in the number of tourists.
Nicknamed the “Las Vegas of the Black Sea”, Batumi is popular among gamblers from all over the world. Starting in 2007, the city has seen a drastic change of its skyline with the construction of numerous new buildings aimed at tourists.

Houses
Most townhouses have private parking, a garden and, in some cases, a private pool. In the mountainous regions of the country there are villas located in the vineyard.
The cost per sqm for villas and townhouses is generally the same as for apartments with the same price for the balcony, garden, or terrace. Clients do not have to pay for the adjoining territory and the parking space.

A unique feature of some apartments in Georgia is that the internal layout can be customized. You can determine the layout of the walls and rooms to your own taste and preference.
Hand-over condition of the apartment
Several types of finishes can be distinguished in the real estate market of Georgia. Available options range from apartments with minimal finishes to houses with furniture and appliances, ready to move in. The most common options:
Black frame
Black frame
Minimum renovation
The developer offers green frame finishing, what is that?
The options included in this type of frame are often completely identical to white frame finish. The difference consists of only a few points, which must be checked with the developer. Please note that Green frame finish does not represent a completed renovation.
Black frame
This includes a rough finish i.e. the apartment has the necessary minimum of renovation when the apartment is commissioned. Included in most cases are:
  • Double-glazed windows and entrance doors
  • Contours of the apartment
  • Communications connected (electricity, water, possibly gas)
  • Radiators when central heating is available
  • Walls are installed
  • Floor and ceiling are not processed
Important: with black frame finish of the apartment, there may not be interior walls at all, this is a so-called custom (or free) layout, when the owner can independently choose the design of the rooms.

White frame
Often referred to as pre-finished, white frame includes a much larger list of works than the previously discussed Black frame finish. Included in most cases are:
  • Internal partitions have already been erected
  • Floor screed, plaster, or rough finishing of walls (or plasterboard finishing of blocks) have been applied
  • Electrical points and low-current electrics are wired
  • Wiring of wet points, sewerage and heating points connected
  • Walls are installed
  • Gas is installed, as well as double-glazed windows and door
Important: the installation of engineering communications (for example, electrical wiring) is not discussed with the buyer, i.e. the socket or switch for the light will be installed in accordance with the standards of the developer.
Advantages
Disadvantages
Time-efficient
you can move in directly after decorative renovation
Poor renovation quality
the developer can save on materials, something will have to be redone
Cost-efficient
on average, it is cheaper by $200-500 per m² than fully renovated apartments
Impossible to redevelop the unit
in some cases even prohibited, i.e. walls and communications can not be relocated
High liquidity
any repair work from the developer will be redundant in this case
Without designer renovation
renovation changes with this type of renovation are more difficult and expensive

Complete renovation
With this finish, the apartment is handed over to the buyer with fully completed finishing works. The interior design can be discussed with the sales department. The client has the opportunity to choose from several finishing options and can choose the most suitable. Some developers have a showroom where the client can see what the apartment will look like upon completion.
Together with the interior finishing, the client can discuss with the developer whether the apartment will be equipped with household appliances and furniture. Most often, the additional costs for full renovation are paid additionally per 1 m2.
Important: the cost of the renovation of apartments in residential complexes ranges from $150 to $400 per 1 m2, depending on what is included and the quality of the building materials. In apart-hotels, the price ranges from $400 to $500 per 1 m2, including furniture and appliances.
Advantages
Disadvantages
Ready to move in
High price
Rental income from the first day
It is impossible to influence the progress of the renovation
Interior design and additional options available
Risk of overlooking errors, flaws, or any other imperfections

Completion date
Most developers delay the commissioning dates and the preliminary sales and purchase agreements indicate not the period stated in the sales department, but 6-18 months later for reinsurance.
However, developers who care a great deal about their reputation, plan their projects thoroughly to avoid falling behind on the completion date. Some developers even include delay penalties in their preliminary sales contracts.
