Location

The Terracon Kheivani residential complex is located at 124 13 Assyrian Fathers Street in Saburtalo, less than one kilometre from Digomi Park, a large green area with walking routes, recreational spaces, and children’s playgrounds. The park can be reached from the complex in approximately 10–15 minutes on foot. The proximity of such an extensive natural area makes the location particularly appealing to those who value the opportunity to switch from the fast pace of the capital to a peaceful walk surrounded by greenery.

The location provides access to an extensive road network and makes it possible to reach different parts of the city quickly. Major public transport routes pass nearby, connecting Saburtalo with central Tbilisi and more remote districts. This allows residents to plan daily journeys using different directions without having to wait long for buses or minibuses.

13 Assyrian Fathers Street is equipped with pavements, pedestrian crossings, and street lighting. For motorists, an important advantage is the proximity to major city roads: under normal traffic conditions, the journey to the city centre takes around fifteen minutes.

The views are particularly impressive from the upper floors of the development. Panoramic views of the city and surrounding hills open up from here. The scenery changes throughout the day, complementing the interiors with natural views of the capital and its surrounding landscape.

The proximity of Digomi Park, developed infrastructure, and convenient transport links define the practical value of the location. The complex is suitable for permanent residence, combining access to the capital’s main facilities with opportunities to spend time in a natural environment. When choosing property here, buyers can take into account both the everyday functionality of the district and its attractive visual characteristics.

Nearby infrastructure

The development is surrounded by a wide range of retail, dining, educational, medical, and everyday service facilities. Cafés and restaurants are located just a few minutes away. For everyday shopping, residents can use Nikora XL, EconomMix, and House Market supermarkets, while numerous minimarkets provide quick access to groceries and essential goods.

Families with children can take advantage of nearby School No. 140 and Tbilisi International Academy. The local healthcare infrastructure includes several specialised institutions, such as the Central Children’s Hospital, a perinatal centre, the Centre of Allergology and Immunology, and an emergency cardiology centre. Pharmacies and specialised medical services further complement the healthcare facilities available in the area.

A variety of options are available nearby for sports, walking, and entertainment. The surrounding area includes a riverside promenade, Dinamo Academy sports complex, Sparta Fitness Centre, and Water Baby swimming pool. For more active leisure, residents can visit Astra Park entertainment centre. This variety makes it possible to choose different forms of recreation depending on available time and personal preferences.

Financial and everyday needs are supported by nearby bank branches and a TBC Bank ATM. The district also has beauty salons, petrol stations, and car dealerships, allowing many routine tasks to be completed without lengthy journeys. The developed network of services increases the practical value of the location, making it attractive both to buyers with different requirements and to investors assessing the future demand for property.

Transport connections

A public transport stop is located 300 metres from the residential complex and offers a wide selection of routes. It is served by buses No. 302, No. 314, No. 315, No. 333, No. 338, and No. 384, while minibus routes include No. 422, No. 442, No. 469, No. 527, No. 539, and No. 551. Regular services make it possible to reach different parts of the city throughout the day without significant waiting times.

For journeys across the capital, residents can also use the metro: Sarajishvili station is located approximately four kilometres from the complex. The drive takes only a few minutes, while the metro allows passengers to plan journeys more predictably and avoid dependence on road traffic conditions.

The location of the development in relation to central Tbilisi is particularly convenient for car owners. Under normal traffic conditions, the journey to the city centre takes around fifteen minutes. Such a short route is suitable for regular trips to work, educational institutions, or cultural attractions. Access to major roads expands the choice of directions and helps residents estimate travel times more efficiently.

The railway station, bus station, and Didube transport hub are all within approximately ten minutes by car. Transport services from here connect Tbilisi with various regions of Georgia, making the complex convenient for intercity journeys and regular travel outside the capital. The proximity of several major transport hubs provides convenient access to a wide range of destinations.

For international travel, the airport can be reached by car in approximately 40–45 minutes. The proximity of major transport hubs is particularly valuable for business travel, holidays, and frequent journeys where predictable travel times and convenient connections are especially important.

Architectural and construction features

Terracon Kheivani in Tbilisi consists of two nineteen-storey towers positioned on a shared podium and separated by a space occupied by a lower-rise building. This intermediate volume visually distinguishes the towers from one another, preventing them from appearing as a single continuous mass, while at the same time organising the development into a cohesive composition of three elements of different scales.

The development is based on a monolithic structural frame designed for long-term operation and substantial structural loads.

The façades of both towers are structured around a dense grid of brown vertical fins projecting in front of the glazing along the entire height of the buildings. Positioned at regular intervals, these fins form a semi-transparent screen through which window and balcony openings remain visible. This approach gives the complex a pronounced comb-like texture and softens the geometry of the extensive glazing through the interplay of light and shadow between the vertical elements.

The upper floors narrow towards the top along irregular edges, while angular changes in the building profile give the towers a sculptural and asymmetrical silhouette that distinguishes them from the more regular geometry of neighbouring buildings. This upper section can be seen from a distance as a distinctive architectural accent of the entire complex.

The balconies feature glazed railings in slim metal frames and project slightly beyond the façade plane. The vertical fins continue along the edges of the balcony slabs, preserving the integrity of the façade pattern where the glazing meets the projecting outdoor spaces. On some floors, the balconies include greenery positioned along the railings, introducing a natural element into the dense rhythm of the façade fins. The balcony structures are designed to withstand substantial loads, allowing the spaces to be furnished and arranged as comfortable outdoor seating areas.

The podium connecting the two towers at their base features extensive glazing for commercial premises. Large light-coloured columns support the projecting upper floors and create an open gallery along the main façade. The lower-rise building between the towers continues the same glazing concept on its lower levels, visually unifying the entire development at ground level.

At night, architectural lighting highlights the structure of the vertical fins with upward-directed illumination, emphasising the rhythm of the comb-like façade and drawing particular attention to the pointed upper section of one of the towers against the night sky. Warm light from the windows contrasts with the graphic shadows cast by the fins, giving the complex a layered appearance in the evening. The rich brown tone of the façade contrasts with the cooler reflections of the glazing between the vertical elements.

Elevator equipment designed for intensive use is installed to provide movement between floors for residents and visitors. The engineering systems are connected to central water supply, sewerage, heating, and electricity networks. Safety is supported by a range of fire protection measures, including alarm and monitoring systems. The entrance areas are designed to accommodate people with limited mobility, ensuring safe and barrier-free access to the buildings.

The lobbies and common areas are finished using materials intended for intensive everyday use, including stone, decorative panels, and wear-resistant flooring. The internal technical equipment includes engineering systems that regulate ventilation, lighting, and the main indoor climate parameters. This allows the common areas to maintain a neat appearance under regular use, while their technical systems are designed to meet long-term operational requirements.

Each apartment is equipped with separate engineering units that allow electricity and heating systems to be monitored and controlled. Water supply and sewerage systems are installed using technical solutions designed to reduce the risk of leaks. This arrangement improves operational reliability and makes it easier to monitor the main utility systems within each apartment.

The monolithic structural base, durable materials, and technically equipped engineering networks define the overall performance characteristics of the development. The structural elements are designed for long-term use, while the main utilities are prepared for regular operation without the need for major intervention after the building is commissioned.

Landscaping of the grounds

According to the project, the Terracon Kheivani grounds are organised around a long promenade finished with two types of paving. The main pedestrian strip is laid with light-coloured tiles, while a parallel cycling and running lane is highlighted with bright terracotta rubber surfacing and markings. This separation of movement flows is clearly expressed through the paving itself and does not require additional barriers.

The children’s playground is arranged as a separate cluster of small architectural forms along the route. Wooden structures with irregular geometric shapes — polyhedrons, curved tunnels, and elevated playhouses — are freely positioned across the lawn, giving the play area an unconventional, almost sculptural character instead of the appearance of a standard plastic playground complex. Soft surfacing beneath the play elements reduces the risk of injury from falls during active play, while the proximity to the residential building allows parents to supervise children from the windows of the lower floors.

The landscaping along the pathways is arranged in layers. Low trimmed shrubs frame the edges of the paved areas, while slender cypress trees are grouped behind them, creating vertical accents against the long glazed façade. This multi-layered planting scheme softens the geometry of the paving and gives the courtyard a distinct landscaped character, setting it apart from a conventional asphalt-dominated space.

The swimming pool is located indoors beneath a vaulted ceiling with directional lighting. Warm light outlines the triangular planes of the ceiling structure and extends down the columns towards the surface of the water, while wooden wall panels echo the material character of the vertical fins used on the building façade. Steps leading into the pool and low-level lighting along its edge create an intimate, subdued lighting scenario designed for evening use. The gym complements this area as an adjacent fitness facility, continuing the wellness-oriented concept of the complex.

Commercial and entertainment facilities occupy the extended podium section on the lower floors of both towers. Massive columns support the projecting upper levels, while continuous glazing opens the retail and leisure spaces towards the promenade, linking the commercial function of the lower floors with pedestrian movement throughout the grounds.

The underground parking facility is arranged over two levels and is completely concealed beneath the open territory. This removes vehicles from the courtyard and allows the entire surface area to be dedicated to landscaping, the children’s playground, and pedestrian routes.

Security is provided through an integrated system. Round-the-clock security personnel monitor the perimeter and entrance areas, while video surveillance covers the courtyard and surrounding territory. The lobby includes a waiting area and operates under the supervision of a concierge service that monitors the movement of visitors and guests.

Benches are positioned along the promenade in the shade of cypress trees and shrubs, allowing residents to stop and rest at different points along the route, from the playground to the building entrance.

Housing characteristics

Apartments for sale in Terracon Kheivani are available in a range of sizes and configurations, allowing the internal organisation of the space to be adapted to different requirements. The selection includes studios as well as two-, three-, and four-room apartments. Areas start from 35 square metres, while the largest units reach almost 250 square metres. This range makes it possible to take into account household size, the intended use of the property, and individual interior preferences.

The apartments are delivered in a “green frame” condition, meaning that the main structural and engineering elements are already prepared for subsequent finishing work. Walls and floor slabs are completed, window units and entrance doors are installed, electrical wiring is laid, and water supply and heating systems are fitted. As a result, the owner can proceed directly to interior finishing, selecting materials, style, and internal zoning according to personal requirements. Since there is no need to dismantle completed structures, the volume of additional work is reduced and both time and budget can be allocated more efficiently.

The “green frame” format provides considerable freedom for further apartment fit-out. The prepared technical base is combined with the possibility of modifying the internal arrangement, using unconventional design solutions, and selecting finishing materials according to the intended function of the property. This allows each apartment to acquire an individual character and meet specific functional requirements without unnecessary interference with the completed structural elements.

Metal-plastic windows with double-chamber glazing provide thermal insulation and protection from external noise. Entrance areas are fitted with metal doors designed for long-term use and enhanced protection. Balconies remain open and are equipped with metal railings designed to withstand substantial loads. Engineering utilities are connected to central networks, with water supply, sewerage, electricity, and heating provided in the apartments. Since the main systems are already prepared, the scope of subsequent utility work is kept to a minimum.

Apartments can be purchased using cash funds, while mortgage financing options are considered separately with company representatives. At the developer’s sales office, buyers can obtain documentation containing information about the property and its technical characteristics, as well as clarify the terms under which an apartment can be purchased. This allows prospective buyers to review the specifications of a particular unit in advance and understand the key purchase conditions.

Terracon Kheivani is a residential complex focused on technical readiness, functional space planning, and the use of materials designed for long-term operation. Its structural base is combined with flexibility in future interior design, allowing owners to adapt the apartment to their own needs. The development is aimed at buyers making a practical property choice where technical characteristics, structural reliability, and freedom of subsequent interior arrangement are important.

About the construction company

Terracon is a developer that entered the Tbilisi market in 2026 with the aim of establishing itself among the companies shaping the quality of urban development in the Georgian capital. Despite being a young company, it has already demonstrated a clear architectural position and a consistent approach to project design, which is relatively uncommon among new market entrants.

The developer’s philosophy is based on rejecting repetitive standardised solutions. Each Terracon project is designed with its own architectural character, distinguishing the company’s buildings from mass-market development in the surrounding district. This approach requires more extensive work during the design stage, but allows the company to bring properties to market with a recognisable identity rather than another variation of a standard building model.

The company positions itself as a full-cycle developer, from architectural concept to landscaping of the surrounding grounds. It treats the building and its courtyard as a single integrated project rather than a sequence of separate and loosely connected tasks. This comprehensive approach reflects Terracon’s strategy in the Tbilisi real estate market: not simply to construct square metres, but to create an environment that functions as a carefully considered system from the outset.

With a young but rapidly developing portfolio of projects, Terracon is focusing on building a long-term reputation rather than maximising the number of completed developments in a short period of time. In the context of Tbilisi’s rapidly expanding real estate market, this choice itself represents a distinctive competitive argument.
