The INO residential complex in Tbilisi is based on a clear relationship between architecture, engineering solutions, and the arrangement of the surrounding grounds. The project takes into account everyday routes, the purpose of individual areas, and the practical role of each element so that the internal organization of the complex meets the daily needs of apartment owners.
The INO residential complex is located at 22 Zakaria Paliashvili Street in the Vake district. This part of Tbilisi is considered one of the city’s most developed areas and is characterized by dense urban development. A wide range of facilities can be found around the complex, while demand for real estate in Vake remains consistently high.
Vake Park, one of the largest green areas in Tbilisi, is just a few minutes’ walk away. The park features landscaped alleys and paths used for walking, jogging, and cycling. Certain areas are suitable for outdoor exercise and family recreation. The size of the park makes it possible to choose between busier routes and quieter areas away from the main flow of visitors. The park is popular with residents from different parts of the city as well as visitors to the capital, while its sports and walking routes are used throughout the day.
Vake is crossed by an extensive network of city streets and major roads. Several routes provide access to different parts of Tbilisi, while traffic is distributed across the district’s main directions. The road network includes both busier sections and smaller local streets within individual neighborhoods.
Schools No. 165, No. 54, and No. 55 are located within approximately 1.5 kilometers of the complex. Ilia State University can be reached on foot in about 15 minutes. The district also has libraries with collections of fiction, educational, and academic literature. Visitors can study independently, use specialized publications, and find materials for additional learning or academic work.
Medical facilities include Ehmedic Vake, Tatischvili Clinic, New Hospital Clinic, and the Royal Dent dental center. These institutions have different specializations and are located within the district. Residents can choose one of the nearby options for medical consultations or dental services. Several healthcare facilities are situated along commonly used routes through Vake.
For everyday shopping, Europroduct and Spar supermarkets are located within a few minutes’ walk. A wider selection is available at the Agro Hub hypermarket. Vake also has boutiques, specialized shops, and stores selling everyday goods. Dining options include Havana Club Tbilisi, Cutlet House, Wendy’s, and Manana’s Kitchen. The district also has bakeries offering traditional pastries. The choice of places to buy prepared food or visit a café is not limited to major establishments.
Local sports infrastructure includes Mikheil Meskhi Stadium, which hosts training sessions and various events. For independent workouts, residents can visit Cityfitness, which offers programs for different fitness levels. Cultural venues include Baia Gallery, where exhibitions and art events are held, with the program changing depending on current projects. Children’s play areas are available near the surrounding residential blocks. They are intended for outdoor walks, games, and social activities and are located throughout the district, allowing families to use them as part of their daily routines.
Bank branches, beauty salons, and post offices can be found within a 5–15-minute walk. The district also has petrol stations and technical service points. These services are distributed across different streets in Vake and complement the range of everyday amenities near the complex.
The nearest public transport stop is located 60 meters away. Bus routes No. 301, No. 307, No. 309, No. 311, No. 345, No. 351, No. 354, No. 359, No. 385, and No. 388 operate near the new development. The Tbilisi–Manglisi route provides a connection outside the city. Minibuses No. 402, No. 512, No. 531, and No. 540 also stop at the same location. Several urban and suburban routes therefore intersect at a single transport point.
A trip to the central districts of Tbilisi takes about 25 minutes on average. The road network connects the area with the city’s business and cultural districts, while interchanges distribute traffic across several routes. During peak traffic periods, vehicles are spread across different streets and exits, reducing pressure on individual sections of the main roads.
Rustaveli metro station is located approximately two kilometers away. This metro line runs through central Tbilisi and connects the area with educational institutions and major administrative districts. The station can be reached either on foot or by bus within a few minutes, depending on the route and travel time.
The journey to Tbilisi International Airport takes about one hour. The route follows major roads through several large districts of the capital. Traffic along this direction is generally moderate, and the journey usually proceeds without prolonged stops on any single section of the road.
Monolithic frame technology is used in the construction of the building. The main structural load is carried by a reinforced concrete frame in which the vertical elements and floor slabs are integrated into a single structural system. This technology is commonly used in multi-storey construction and allows for different interior configurations within the project parameters. Non-load-bearing partitions are positioned according to the selected layout and do not carry the building’s primary structural load.
The INO residential complex in Tbilisi has twelve floors. Its external frame is finished in light beige and grey tones and forms a large grid of rectangular cells. Balconies are positioned within most of these cells, while the facade pattern continues across almost the entire height of the building, from the lower levels to the upper section. Deep openings emphasize the thickness of the exterior structure and noticeably change the appearance of the facade when viewed from the side.
One edge of the building rises diagonally, with the vertical facade line on this side gradually shifting toward the upper floors. Some of the cells in the sloping section have trapezoidal outlines, while the opposite side retains a more regular composition with almost straight vertical and horizontal lines. The top of the building is not separated by a pronounced cornice or massive superstructure: the external frame ends together with the final row of balconies. On the upper level, some of the large openings remain open, with sparse horizontal elements extending above them.
The balconies are deeply recessed into the facade grid and bordered by thin horizontal elements in a dark tone. Planters with greenery are positioned along the edges, and on some floors the plants rise above the level of the railings. The depth of certain cells differs from neighboring ones, making the balcony line appear different across individual sections of the facade. One corner of the building features a light-colored perforated element with rows of small circular openings, contrasting with the large rectangular openings of the main facade.
The ground level is defined by extensive glazing around the perimeter. Large storefront-style glass panels are positioned between the columns and occupy almost the full height of the openings, with a narrow horizontal canopy running above them. The ground-floor columns continue the pattern of the external frame seen on the upper levels. The same system of vertical and horizontal divisions is maintained at the base of the building.
Night lighting is planned for the facades. In the evening, the lighting emphasizes the external frame grid, while the warm glow from the windows and recessed balconies remains visible against the darker surfaces of the building. The lighting is distributed across the facade without forming a continuous bright outline. Darker areas remain within the deeper sections of the balconies.
The entrance areas are designed for everyday use and the continuous load placed on common areas. Glass doors are installed at the entrances, while durable materials and decorative inserts are used in the finishes. Interior elements are selected in line with the overall style of the complex. The basic finishes are complemented by individual decorative details designed in the same visual character.
A high-speed, low-noise elevator is installed for movement between floors. The equipment is designed for regular use and intensive operation throughout the day. Its technical specifications provide for fast travel between levels and operation under high loads, which is particularly relevant for a twelve-storey building.
The engineering systems are designed in accordance with international standards. The building includes water supply, heating, ventilation, and air-conditioning systems. Electrical supply lines, fire safety equipment, and a wastewater disposal system are installed separately. The engineering units are integrated into a common technical scheme and designed to operate together during building use, while each system performs its own function within the overall network.
According to the project, the area surrounding the building is intended for everyday use by people of different ages. Its organization takes into account the needs of families with children, younger residents, and older people. Individual areas have different purposes and are intended for corresponding types of use.
The territory is monitored by 24/7 video surveillance. Cameras are installed around the perimeter and cover the main sections of the courtyard. The monitoring system is supplemented by engineering security measures that operate together with the video surveillance system around the clock.
Pedestrian paths connect the building entrances, recreation areas, and children’s playground. The routes have neat paved surfaces and run through the main parts of the territory. Vehicle access roads are wide enough for maneuvering and are positioned alongside pedestrian routes. Landscaping includes decorative trees, shrubs, and seasonal flower beds, with plantings placed along pathways and near recreation areas.
A swimming pool is planned within the inner territory of the complex. Sun loungers are positioned along the pool, while a separate recreation area is arranged beside the water. The open surface of the pool is located directly next to the building facade and forms part of the courtyard composition.
The building includes a lobby with a waiting area and reception desk. The desk is positioned in the central part of the room, while seating is arranged along the wall. The interior features warm wood tones, light-colored surfaces, and pendant lighting. Repeated arched elements run across the upper section of the lobby. Armchairs and a long upholstered bench are provided in the waiting area. Concierge services are available to apartment owners and guests.
The lower floors are allocated to commercial premises. Their facades facing both the street and the inner territory feature large storefront glazing that occupies a significant portion of the lower level. Retail and service businesses are expected to operate in the commercial section. The premises are integrated into the base of the building and have separate glazed storefront sections and entrances.
Recreation areas with benches and small architectural elements are arranged near the development. The children’s playground is equipped with a safe surface, slides, swings, and playhouses. Outdoor lighting fixtures are installed in the courtyard to illuminate pedestrian routes, entrance areas, and the main common-use sections in the evening. Lighting points are distributed throughout the territory rather than being concentrated only near the building.
The main part of the inner courtyard is organized according to a car-free principle. Underground parking is provided for permanent vehicle storage, while the above-ground territory is primarily reserved for walking, recreation, and landscaping. The parking facility is designed to accommodate a sufficient number of vehicles. Permanent parking does not occupy the main courtyard areas, while pedestrian zones and the children’s playground are positioned away from vehicle areas, reducing the risk of traffic-related incidents within the courtyard.
The INO residential complex includes 40 apartments. The range of layouts consists of two- and three-room options of different sizes, allowing buyers to choose according to family composition, intended use of the property, and budget. Two-room apartments start from 62 m², while the largest three-room apartments reach 140 m². Ceiling height is 3.1 meters.
Apartments are offered for purchase with partial finishing. After receiving the property, the owner can independently determine the further interior design, selecting the color palette, finishing materials, and individual details. Partial finishing makes it possible to implement a personalized design project and adapt the interior to individual preferences while retaining the basic preparation already completed in the apartment.
Reliable and durable materials are used during construction. Apartments are fitted with strong entrance doors offering high protective characteristics. Window systems are equipped with energy-efficient glazing designed to help retain heat during colder periods and reduce electricity consumption. Open balconies with panoramic views are provided. Natural light enters the rooms through the window openings, while the open sections of the balconies remain visually connected to the exterior facade of the building.
Several payment options are available for purchasing real estate. Buyers may pay the full price using their own funds or use a mortgage program offered by TBC Bank. Information about other available payment methods, current terms, the purchase procedure, and the specifications of a particular apartment can be obtained from the sales office or the company’s official website. Details of the selected option and current transaction terms can also be clarified there.
M M 22 has been operating in the Tbilisi construction market since 2023. Over a relatively short period, the company has expanded its presence in the capital and focused on projects related to the renewal of urban development. The brand’s work is based on consistent growth, the professional expertise of its team, and attention to current real estate market requirements. The company is developing its own approach to projects, with attention paid to both technical aspects and the external appearance of its buildings.
From its first projects, M M 22 established a principle in which technical precision is considered together with architectural expression. When developing its complexes, the company takes into account both the appearance of the buildings and the organization of the courtyard territory. The location of individual areas, their functional content, and the architecture of the buildings are developed as interconnected elements of a single project. Work on the territory is carried out together with planning and engineering development rather than treating these areas as separate tasks. The company takes into account the pace of a large city as well as the need for a more private setting within the complex. Particular attention is given to apartment layouts, engineering equipment, and landscaping. The location of rooms and courtyard areas is determined according to their intended purpose, while the organization of the territory is designed for a calm everyday routine. Detailed planning covers internal zoning, engineering systems, and the arrangement of common-use areas.
M M 22 aims to build real estate that responds to buyers’ requirements and current market trends. Engineers, architects, and designers with professional experience in their respective fields work on the company’s projects. During documentation preparation and subsequent construction, factors such as the building’s service life, technical specifications, architectural design, and internal zoning structure are taken into account. Specialists from different disciplines participate in the development of integrated concepts in which the technical component is connected with architecture and planning.
The appearance of the company’s projects is characterized by clear facade lines, carefully balanced proportions, and a restrained color palette. These design techniques define the character of the buildings and maintain visual consistency. Courtyard territories are developed separately, with areas intended for recreation, walking, and social interaction, while safe playgrounds are provided for children. Landscaping is considered together with the architecture of the buildings and the functional organization of the courtyard.
