The buildings use a reinforced concrete monolithic frame designed for structural strength and stability. External walls are constructed from thermal blocks and brick, materials selected to support consistent indoor temperatures throughout the year. Enhanced sound insulation is specified for the apartments. The flat roof incorporates a dedicated drainage system that channels precipitation away from the roof surface. The development consists of three 15-storey towers arranged in a single row above a shared low-rise podium. All three buildings have the same height and a rectangular footprint, with similarly sized gaps between them.
The facades are defined by a white rectangular grid. Slim horizontal and vertical lines divide the elevations into regular sections, extending from the podium roof to the upper levels with few visual interruptions. Most sections feature large areas of blue-grey glazing, separated by vertical bands of muted brown-grey solid panels. Balconies are positioned at different levels and finished with slim dark railings. Some feature planters with greenery distributed irregularly across the elevations rather than forming continuous horizontal bands. The light grey and white end walls contain very few openings, apart from a narrow vertical strip of windows along the edge.
Each tower is topped by an open white structural frame extending above the highest floor. Plants are positioned along its edges, while large open sections between the horizontal and vertical elements preserve views of the sky. The podium visually connects all three towers. The ground level features extensive storefront glazing divided by slim dark mullions into sections of varying widths. Signage is positioned above the entrances, with a warm timber-toned band running above the glazed frontage. Lightweight canopies line the podium roof, with selected elements finished in red. The overall palette combines white, muted brown-grey and blue tones, with red and green used as accents.
Architectural lighting is integrated into the facades. At night, the lower level is outlined by an almost continuous warm yellow strip of light. Each section is equipped with imported passenger and freight elevators designed for everyday use and different operational requirements. Internal utilities are connected to central networks and arranged to support routine maintenance. Intercom systems control access to the entrances.
Entrance areas are designed for a broad range of users, including people with limited mobility. The layout provides step-free movement along the main access routes and through designated common areas. Dedicated stroller storage is provided within the shared areas.
The lobbies are equipped with fire safety systems that comply with applicable requirements. Interior designers are involved in the design of the common areas, where selected finishes, textures and decorative details follow a consistent visual concept aligned with the architecture of the development.
The grounds of Grand Oasis Towers are divided into areas with different functions. The layout includes vehicle access, pedestrian routes, landscaping, recreation areas and utility infrastructure. These elements are arranged around the connections between the buildings, entrances and main circulation routes across the development.
